Conveyancing Costs Queensland: What You'll Actually Pay in 2026
Conveyancing Costs Queensland: What You'll Actually Pay in 2026
Legal costs are the line item that surprises first home buyers most. Marketing materials focus on stamp duty savings and grants, but conveyancing costs sit outside those headline numbers — and they add up quickly across solicitor fees, disbursements, title registration, PEXA charges, and searches.
Here is a realistic breakdown of what you will pay for conveyancing in Queensland in 2026.
Why Queensland Requires a Solicitor (Not Just a Conveyancer)
This is one of the most important differences between Queensland and other Australian states. In New South Wales and Victoria, independent licensed conveyancers can run their own practices and handle the full legal process of a residential property transfer. In Queensland, this is not permitted.
Queensland law does not recognise "conveyancer" as an independent profession. The title exists only as an internal administrative role within a law firm. All legal work on a property transfer — providing advice on contract clauses, handling disputes, reviewing tax implications — must be performed by (or under the direct supervision of) a solicitor holding a valid Queensland Law Society practising certificate and professional indemnity insurance.
In practice, a highly experienced paralegal often manages the day-to-day file and communicates with you directly. But only the solicitor can sign off on legal advice. If you see an ad for "cheap conveyancing" that does not mention a solicitor, ask who holds the practising certificate. Unlicensed conveyancing is not legal in Queensland.
Typical Solicitor Fees
Queensland property solicitors generally structure fees in one of two ways: fixed-fee packages or hourly rates. For standard residential purchases (not off-the-plan, not complex easements, not urgent settlements), fixed-fee packages are the norm.
Expect to pay:
- Standard residential purchase (established property): $1,200–$2,000 + GST
- House and land package / new build: $1,500–$2,500 + GST (more coordination required with the builder's legal team)
- Off-the-plan apartment: $1,800–$3,000 + GST (longer review period, more complex contract)
These are professional fees only. Disbursements — the out-of-pocket expenses your solicitor incurs on your behalf — are charged on top.
Disbursements: What Gets Added On
Disbursements are real costs your solicitor pays to third parties and passes on at cost (sometimes with a small administration fee). They include:
Title registration fee (Titles Queensland) The fee for registering the transfer of title is based on the property value. On a $650,000 purchase, this is approximately $1,420. It is a government charge set by regulation and does not vary between solicitors.
Mortgage registration fee If you are taking out a home loan, the mortgage must also be registered with Titles Queensland. This adds approximately $230 on a standard loan.
PEXA fees Modern Queensland settlements are conducted electronically via the PEXA platform (Property Exchange Australia). PEXA charges per-transaction fees that are passed on to buyers as disbursements:
- Transfer (single title): $140.58 (incl. GST)
- Mortgage (single title): $53.90 (incl. GST)
- Combined on a standard purchase with a new mortgage: approximately $195
These figures are adjusted annually in line with the Consumer Price Index.
Property searches Your solicitor will conduct a range of searches to verify the property's legal and encumbrance status. Common searches include:
- ASIC search (to verify seller's entity status): ~$30
- Queensland Land Registry search: ~$25–$50
- Local council rates search: ~$50–$100
- Water rates search: ~$30–$50
- Body corporate certificate request (for units/townhouses — Form 33 or 34): $200–$400 depending on the body corporate manager's fee
A typical search package for a standard house purchase runs $200–$400. For a unit with a body corporate, add the certificate fee.

What a Realistic Total Looks Like
Here is a full breakdown for a first home buyer purchasing a $650,000 established house in SEQ:
| Item | Estimated Cost |
|---|---|
| Solicitor's professional fee | $1,500 |
| Titles Queensland transfer fee | $1,420 |
| Mortgage registration fee | $230 |
| PEXA fees (transfer + mortgage) | $195 |
| Property searches | $300 |
| Total legal/conveyancing costs | ~$3,645 |
Transfer duty: $0 (full first home buyer exemption under $700,000).
For a $750,000 new build using the First Home Owner Grant:
| Item | Estimated Cost |
|---|---|
| Solicitor's professional fee | $2,000 |
| Titles Queensland transfer fee | $1,580 (higher value property) |
| Mortgage registration fee | $230 |
| PEXA fees | $195 |
| Property searches | $350 |
| Total legal/conveyancing costs | ~$4,355 |
Transfer duty: $0 (uncapped new build exemption). FHOG: $30,000 received at settlement.
Timing: When These Costs Are Paid
Your solicitor will request a trust deposit — typically $1,000–$2,000 — before work begins. The balance of professional fees and all disbursements is settled on the day of settlement, deducted from the funds you transfer to your solicitor's trust account in preparation for settlement.
Do not be caught short by treating conveyancing costs as an afterthought. They sit outside the deposit and transfer duty and must be funded separately.
How to Choose a Queensland Property Solicitor
Referrals from recent Queensland buyers are the most reliable source. Online reviews help but are easy to manipulate. Look for:
- A solicitor who specialises in residential property (not a general practice firm where property is a sideline)
- Clear fee disclosure upfront — a fixed quote, not an estimate
- A direct contact number for your file handler, not just a generic email
- Experience with the specific type of transaction you are undertaking (new build, established, off-the-plan)
Avoid the cheapest fixed-fee provider without checking who holds the practising certificate. If errors occur in conveyancing — missed encumbrances, incorrect duty calculations, settlement day failures — the consequences fall on you.
