Mica and Pyrite in Homes: What They Are, How They Damage Buildings, and What Buyers Must Check

Mica and reactive pyrite can damage homes when they are present in excessive or defective construction materials. In Ireland, the practical distinction is usually between mica or other deleterious materials in concrete blocks and reactive pyrite in sub-floor hardcore. Both can produce progressive cracking, but a county or a visual warning sign is not a diagnosis. A qualified engineer-led assessment and, where indicated, sampling and testing are the right way to investigate before a binding purchase contract.

What Is Mica?

Muscovite mica is a soft, sheet-like silicate mineral. In its natural state it is common and not automatically a building defect. The problem arises when excessive free mica is present in the aggregate used to manufacture concrete blocks.

Concrete blocks rely on a dense, interlocking matrix of cement paste and aggregate particles to maintain structural strength. Excessive free mica can increase water demand, reduce cohesion, and reduce the durability of the hardened block. The effect depends on the material, mix, moisture exposure, and construction; a percentage quoted in isolation is not a diagnosis.

Moisture ingress and freeze-thaw conditions can accelerate deterioration when blocks become saturated. External render may crack or spall, mortar joints may open, and walls may show progressive distress. Patching render alone may not address defective blocks; the appropriate remedy depends on the building assessment and can range from targeted work to block replacement or demolition and rebuild.

What Is Pyrite?

Iron pyrite (iron sulfide, FeS₂) is a metallic, brass-coloured mineral commonly known as "fool's gold." Like mica, it is geologically common and harmless in most contexts. In construction, pyrite becomes dangerous when it is present in crushed stone aggregate used as sub-floor hardcore — the layer of compacted stone beneath a building's ground-floor concrete slab.

When reactive pyrite in hardcore is exposed to moisture and oxygen over time, it can oxidize. The reaction products can expand and create upward pressure on the concrete slab above, a phenomenon called pyritic heave.

Pyritic heave can become visible as it advances. Floors may slope or buckle, internal walls may develop spiderweb cracking patterns, doors and windows may stick, and gaps may open between skirting boards and the floor. Similar symptoms can have other causes, so they need professional assessment.

A related but distinct mechanism — internal sulfate attack — can occur when reactive pyrite or other deleterious materials are present in concrete-block aggregate rather than sub-floor hardcore. This can cause internal expansion, cracking, and spalling of the wall, with symptoms that resemble mica-related damage. Block defects and sub-floor pyritic heave require different assessment protocols, although they can co-occur in one building.

Where Is the Risk Highest?

Ireland is a prominent example of both problems. For a buyer, the current Irish remediation-scheme areas are useful screening information, not proof that any particular home is affected.

Defective-block scheme areas: The current Defective Concrete Blocks Grant Scheme lists Clare, Donegal, Limerick, Mayo, and Sligo for qualifying dwellings damaged by defective blocks containing excessive mica or pyrite. The list is a scheme eligibility boundary, not a guarantee that every home in those counties is affected.

Pyritic-heave scheme areas: The current Pyrite Remediation Scheme eligibility summary covers Dublin City, Dún Laoghaire-Rathdown, Fingal, South Dublin, Kildare, Meath, Offaly, Westmeath, and Limerick City and County. The scheme uses a 1 January 1997 to 12 December 2013 construction window, but a property's age alone does not establish risk. The defect is primarily in sub-floor hardcore rather than blocks.

Similar aggregate and block defects can occur outside Ireland, but the terminology, standards, and public schemes differ. The checks below are Ireland-focused.

A county list is only a screening tool. Local authority records, development history, previous reports or certificates, and a building-specific assessment matter more than a county label alone.

How to Identify Mica and Pyrite Damage

Neither mica contamination nor reactive pyrite can be confirmed by visual inspection alone. However, both produce characteristic warning signs in advanced cases.

Signs of mica-related block failure:

  • Stair-step or horizontal cracking along mortar joints on external walls
  • Patches of render detaching in sheets (spalling)
  • External walls that appear bowed, bubbled, or irregular when viewed at an angle
  • Internal cracking that follows mortar joint lines, especially at corners
  • Persistent damp patches with no apparent roof or plumbing source

Signs of pyritic heave:

  • Uneven or sloping ground floors
  • Spiderweb cracking on internal walls, concentrated at ground-floor level
  • Doors and windows that stick or no longer close properly
  • Gaps between skirting boards and the floor surface
  • Cracks radiating from the corners of internal door frames

A property can show none of these signs and still contain reactive minerals. Early-stage problems may not produce visible symptoms, while visible cracking can have another cause. Visual inspection can flag concern, but a qualified building condition assessment and, where indicated, sampling and laboratory testing are needed to establish the material and damage classification.

What Testing to Request Before You Buy

For suspected mica or block defects: Start with a building condition assessment by a competent engineer. Ireland's assessment approach begins with a visual inspection; where the findings warrant it, a geologist or laboratory can sample the blockwork and carry out petrographic or other testing. Ask for the scope, standard used, sample locations, and limitations in writing. Costs vary by property and testing scope, so obtain a current written quote.

For suspected pyrite in sub-floor hardcore: A professional using the I.S. 398-1 testing and categorisation protocol may recommend sampling through the ground-floor slab. The work should be arranged with the owner's consent and carried out by the appropriate engineer, geologist, or laboratory; it is not a DIY viewing check.

For properties in known at-risk areas: Request documentary evidence first. The relevant document is a Certificate of Building Categorisation under I.S. 398-1; “green certificate” is older shorthand and should not be treated as a universal legal requirement. Ask your engineer, solicitor, and lender how they want any existing certificate or report reviewed. If no evidence exists, ask those professionals what further due diligence is appropriate before you become contractually committed.

The Financial Reality of Remediation

If testing confirms a material-related defect, remediation can be substantial. The route and cost depend on the damage classification, property, scope of work, and applicable scheme; headline figures are not a quotation and patching may not solve a defect in the underlying blocks or hardcore.

Government remediation schemes exist in Ireland, but they are not automatic buyer protection. The current Defective Concrete Blocks Grant Scheme publishes a maximum grant of €462,000 for qualifying work, subject to its rules, approved amount, and designated counties. The Pyrite Remediation Scheme is a last-resort scheme for eligible dwellings, and its current application closing date is 30 November 2026. Verify eligibility and current requirements with the relevant authority before relying on either scheme.

Insurance, lender, and warranty treatment varies by policy, provider, property, and defect. Ask for written confirmation of what is covered or excluded rather than assuming that a standard policy or warranty will respond.

What to Do as a Buyer

Commission an independent structural survey or building condition assessment as early as possible, ideally before signing binding contracts on a property in an at-risk area. Brief the professional specifically on mica and pyrite risk and ask whether sampling or laboratory testing is warranted. Do not authorize invasive testing without the owner's consent. Budget for the assessment before you commit to the purchase.
